
Integrating BMS with Intrusion Alarms, CCTV and Access Control: Why Connect Security Systems
A typical office building runs several systems in parallel that know nothing about each other: the BMS controls air conditioning and lighting, the intrusion alarm watches for break-ins, CCTV records, access control opens doors. Each has its own server, its own console and its own operator. An incident? Four screens, four logins, four procedures. Integrating these systems is not a gadget — it changes the operational quality of the facility.
What integration actually delivers
Event scenarios instead of isolated alarms. An intrusion alarm in a zone after hours can automatically pull up footage from the nearest cameras on the security monitor, switch the zone to full lighting, lock down passages along the escape route, and record the event together with the video in a single entry. Security staff do not have to assemble the picture from four systems — they get the full context in seconds.
Fewer false alarms. A motion detector signal verified by camera footage is a completely different kind of information than the detector alone. Video verification before dispatching a patrol saves money and builds trust in the system — because a system whose alarms get ignored protects nothing.
Security data working for the building. Access control knows how many people are on a floor — the BMS can use that to drive ventilation and cooling instead of conditioning empty space. The last person leaves the zone: lights go off, the temperature drops to economy mode, the zone arms itself.
Conditions without which integration hurts
- Open protocols. BACnet, KNX, ONVIF, REST APIs — systems closed to outside communication lock the facility into a single vendor and expensive workarounds.
- One well-designed network. IP-based security systems require segmentation (VLANs), guaranteed PoE power and traffic prioritisation — which brings you back to the quality of the cabling and switches.
- Clear ownership. When a scenario spans three systems, one party must be responsible for the whole thing working. Otherwise every failure ends in service providers blaming each other.
Where to start in an existing building
Not by replacing everything. A sensible sequence: inventory the systems and their communication capabilities, choose a supervisory platform (often extending the existing BMS is enough), pilot one or two scenarios with clear value — video verification of alarms and after-hours zone control, for instance — and only then expand. Integration delivered in stages pays back faster than it looks on paper, because each stage delivers value on its own.
